Office test and tag in the Melbourne CBD: a practical guide for office managers

Exit light and office equipment testing in a Melbourne CBD office

Melbourne CBD offices range from a single-floor professional practice to multi-level corporate tenancies in serviced towers. Almost all of them share the same practical problem: electrical equipment needs regular testing, but the office cannot stop working, and the building has its own rules about access, loading docks and contractor inductions.

This guide covers what is usually tested in a CBD office, typical testing intervals, how visits are arranged around building management, and the records landlords, building managers and insurers tend to ask for.

What gets tested in a typical CBD office

  • Desktop computers, monitors, docking stations and laptop chargers
  • Power boards, extension leads and IEC cords
  • Kitchen appliances — kettles, microwaves, fridges, coffee machines and dishwashers
  • Printers, shredders, meeting-room screens and AV equipment
  • Heaters, fans and other portable appliances brought in by staff
  • Portable RCDs, plus switchboard RCDs where the tenancy is responsible for them

How often office equipment is tested

AS/NZS 3760 treats most office environments as lower-risk, where equipment is not subject to flexing or rough handling. Typical practice for these areas is a longer testing interval than a warehouse or construction site, but the right frequency still depends on how equipment is used and what your own risk assessment, lease or insurer requires.

Kitchens, reception areas with frequent public access and equipment that moves between desks or sites are often placed on a shorter cycle. Our testing frequency calculator gives a starting point for each area, and we confirm the schedule with you before the first visit.

Working with building management

Most CBD buildings require contractors to be inducted, to book loading docks or goods lifts, and to provide insurance details before attending. We handle those requirements up front with your building manager, so the visit starts on time rather than stalling at the security desk.

A Plus Compliance carries $20 million public liability cover, and certificates of currency are supplied to building management on request.

After-hours and staged visits

Testing requires each item to be briefly unplugged, which is disruptive during a busy workday. CBD offices commonly book early-morning, evening or weekend attendances, or a staged visit that works floor by floor so only a small area is affected at any one time.

Staff are asked to leave computers shut down and equipment accessible, and anything that fails is tagged, documented and reported the same day so it can be removed from service.

Records landlords and building managers ask for

  • A digital compliance report with results for every item tested
  • An asset register structured by floor, tenancy, department or cost centre
  • A failed-item register for anything removed from service
  • Emergency and exit light test results where those are in scope
  • Due-date reminders before the next cycle

Combining services in one attendance

Many CBD tenancies combine test and tag with RCD testing and emergency and exit light testing in the same visit, which reduces the number of building access bookings and is generally more economical than separate attendances.
